Los Angeles Area Industrial Building Sells to Rexford Industrial for $21 Million – CBRE

Los Angeles – CBRE announced that an industrial building in Commerce, Calif., sold to Rexford Industrial, a Los Angeles-based industrial real estate investment firm, for $21 million.

Jeff Stephens, Jack Mergenthaler and Evan Crawford of CBRE represented the private seller in the transaction. The buyer was self-represented.

Located at 6687 Flotilla Street, the divisible, single-tenant industrial building sits on a 5.1-acre lot. The 120,000 square-foot space is currently occupied by Color Image Apparel, Inc., a Los Angeles-based apparel manufacturing company. The property features high-image office, 20’-24’ clear heights, extensive dock-high loading and a large secured yard.

The building is strategically located less than two miles from the I-5 freeway that connects Commerce to the rest of Los Angeles County. The property is also within two miles of the Citadel Outlets, a shopping mall featuring over 100 retailers.

“This is a very well-maintained and functional industrial building located in the highly sought-after Central Los Angeles industrial market,” said Stephens. “The buyer recognized the opportunity to acquire such a quality asset in an area that has the tightest vacancy rate of any market in the nation.”
