Actionable office and retail leasing perspectives amid shifting market conditions in 2026

January 8, 2025 (Seoul) – CBRE Korea, the world's largest commercial real estate services company, announced that it will host its annual online webinar, “CBRE Korea Market Outlook 2026,” on Thursday, January 15. The webinar will provide an in-depth outlook on the commercial real estate market alongside strategic insights tailored to tenant decision-making.

The webinar will explore the 2026 outlook for Korea’s commercial real estate market through expert-led sessions, with a particular focus on the real-world decision-making environment faced by office and retail tenants. Rather than offering a high-level market view alone, the program is designed to deliver practical strategies and evaluation frameworks that tenants can directly apply in their leasing and space planning decisions.

The opening Market Outlook session will review asset-class performance in Seoul’s commercial real estate market in 2025 and examine the key variables shaping leasing and investment markets across major asset classes in 2026. Drawing on analysis from CBRE Korea’s Research team, the session will provide a comprehensive assessment of how domestic and global market dynamics are influencing the broader commercial real estate landscape.

This will be followed by a panel discussion centered on office and retail markets, addressing critical decision-making issues related to tenant space strategies. The discussion will focus on the questions tenants most frequently encounter, sharing strategic considerations and practical implications for navigating an evolving market environment.

In the office sector, panelists will examine how tenants can secure negotiation leverage in a landlord-favored market and whether across-the-board space reduction is truly the most effective cost-control strategy in the post-hybrid work era. In the retail sector, the discussion will compare entry strategies into prime districts such as Seongsu and Hannam—where rents have risen sharply—with alternative location strategies, highlighting the criteria tenants should consider when making these choices.

Yoonji Bae, Director of Consulting at CBRE Korea and moderator of the panel session, commented, “This webinar focuses less on the label of ‘2026’ and more on the immediate, real-world decisions tenants are facing in an increasingly uncertain environment. It will provide practical direction for professionals seeking to view space not merely as a cost, but as a strategic asset.”

The CBRE Korea Market Outlook 2026 webinar is open to participants free of charge through advance registration. Further details on registration are available via CBRE Korea’s official website and LinkedIn channel.
